Meet Nate Joens
Nate Joens, Co-Founder and Head of Innovation at Structurely, joins the show to talk about how real estate professionals are using conversational artificial intelligence to follow up, nurture, and qualify/disqualify leads.
Episode Outline
0:00 Intro on Nate
Nate is the Co-Founder of Structurely , his first and only job after school after wanting to be a real estate investor back in school. He thought there was an opportunity in tech when he heard that real estate professionals hate following up, qualifying leads, getting told “no” a million times, even though it was important
Nate thought call centers have been around a long time….and tech was at a point that thought conversational AI was ready to be used with real estate clients.
3:15 What is Conversational Artificial Intelligence?
Most leads have already filled out a form, or have been in your data base for 6-12 months, reaching out to them via text and email.
Conversational AI: Extract and interpret information via written word, and then categorizes the response based on all the data and information available that takes them down a path of qualifying/disqualifying that lead.
Structurley has thousands of pre-built templates from analyzing messages of their users. 99.9% of messages are believed to be sent by humans by the people who receive text and emails from Structurley users.
11:00 Real estate tech in 2022
Messaging is eating the world. There is no other channel like messaging in the world…social media messaging, texting etc. Dialing is kind of dying, with spam alerts…this is driving call answer rates way down. What is working, is pre-selling that call. “Here’s who I am, here;s what I do….lets schedule a phone call?”.
Consumers are now expecting messages and response 365 days a year 24 hours a day. This is why Nate thinks Conversational AI has entered the fold.
You have to stand out more and more now since people realize there are so many automated messages going out.
13:30 What has worked well for Structurely’s messaging
⌨️ – Typos in 5% of their messages to make them seem more human like
😀- Emojis in their texts
👋 – 2nd quick “Nudge” message that goes out 12 minutes later, “Oh I’m sorry that first message was an automated message”…
Those little tweaks go so far in making different things stand out.
There has been work done recently in automating voices that could then be used for ring-less voicemail and audio conversational A.I. . This is something that is not available yet but is coming in the future.
There is a large model that is trained off all the words on the internet, its goal is to predict the next word.
20:00 A.I. tools that can help you automate writing your own book
Can AI help you write your own follow up sequences? With AI you can do that with a click of a button
21:40 What role does A.I. play in a real estate company
Typically this would help augment the role of an inside sales agent, and help with some of the more mundane tasks…following up with old and cold leads. Some of Structurley’s best users are ISA’s because they can leverage AI to help them follow up with a bunch of leads.
