Al is a Probate attorney, but he also considers himself a real estate attorney that specializes in a lot of small things that comprise of fixing title issues. “The Lawyer is here” for anyone that has title issues and getting deals across the finish line. Probate on a basic level in real estate…is someone owned a piece of property, they pass away, and the property is in their name. Now…they have heirs that are alive. Probate is the moving and shifting of title from the person that owned that property to the heirs. The shifting of title to the heirs is the process of Probate.
Al is able to do probate deals and get them done in a short amount of time. Investors would often pass these probate deal leads off because they would take so much time to do anything with it.
Probate deals can get sticky with multiple people on a family tree that are all decision-makers.

Land deals: Direct mail. People in Florida are mailing a lot of heirs directly..texting and cold calling as well. PPC and FaceBook ads are on the way as well.

A lot of investors try and pass off deals, Probate or any other, where there are title issues or other obstacles to get a closing done in a relatively short amount of time.
One recent probate lead had 6 probates on one commercial deal.

A woman passed away with seven kids even in Miami, two of them passed away before Mom, five grandchildren on that line. One of the children was in in prison, one was incompetent.
Al and his team are able to see the big picture from a perspective of getting the deal closed. On this deal, Al was immediately looking for the Power Of Attorneys. He learned on a previous deal how important it is to work with title companies and be proactive in knowing as much information as possible on the family and possible heirs.

Markets like Jacksonville are blowing up…less inventory, people paying $50k+ over asking price. Sarasota, Tampa markets are also becoming hotter.
Pre-Pandemic stats: By 2027 Real estate in Florida will be 1/3 owned by Baby Boomers. Al believes post pandemic this could move up to 40%…. a lot of probate leads will be flooding the markets.
